After you enter an Option Agreement to secure your lot of land, around nine months prior to land registration of each stage within the estate, we will assist you to review your strategy for your land.

If after reviewing your strategy you wish to change your purchasing entity, you can do so prior to entering your land contract.

CASH OUT - When reviewing your strategy, if you decide not to enter the land contract, you will be presented with the current 'cash out' options if available.

BUILD TO RENT - If you plan to build & add this property to your portfolio, this market is in desperate need of homes for the rental market.

BUILD TO SELL - The opportunity to build homes and sell these properties in markets that are undersupplied offers the potential of $100,000's of additional profit.

SHARE IN DEVELOPMENT PROFITS

$50,000 - $100,000/YEAR ADDITIONAL INCOME

If cashflow is your main goal and you want to avoid additional build and/or selling costs, then our 'Cashing Out' strategy may be the right fit for you.

Prior to each stage commencing development, you will be presented with the 'Cash Out' option available at that time.  If you decide to take up this offer, you will enter a variation to your option agreement and at the stipulated time receive the full agreed uplift amount together with a refund of your option fee deposit.

BUILD TO SELL

We understand how busy many of our Members already are, and with this firmly in mind we are developing a complete turn key solution for the 'Build to Sell' model, allowing Members to collect developer profits without needing to take on a project management role in estates suitable for this strategy.

We also understand how quickly the costs within any development project can quickly spiral out of control. Our 'Build to Sell' model will feature a range of 'fixed price' custom home designs, ensuring every property within the estate best matches the feedback we collect from pre-qualified buyers.

Great effort will go into maintaining the standard of high quality homes built within an estate. Our aim is to maximise great street appeal, whilst ensuring every property remains unique.

PRE-SALES

MAY BE A GAME CHANGER

Members will be given the option to list their property for sale well before commencing their build. High quality marketing material will be made available to support every home.

We are seeing home buyers currently prepared to enter unconditional contracts and pay 10% deposits up to 3 years in advance. This 'pre-sale' option could see Members dramatically increase their ability to gain the finance required to construct homes.
